Relocating a kitchen is one of the most technically demanding projects a home can undergo. It is not simply a case of fitting new units in an existing space. It means moving drainage, rerouting water supplies, installing a new electrical ring main, and in this case, removing a fireplace and repairing the roof above it. This project involved all of that — and the finished kitchen reflects every hour of preparation that came before it.

Where It Started

The original kitchen occupied a different room entirely. The decision to move it meant starting with a blank canvas that first had to be stripped back, opened up, and made ready. The existing wooden mantelpiece was carefully removed from the fireplace, and precise on-site measurements were taken to make use of the now-vacant alcove — which was subsequently fitted with custom spice racks and cooking oil storage, turning a structural feature into practical, integrated storage.

 

The fireplace flue was completely removed. With any flue removal, the roof above requires attention to prevent water ingress, and this project was no exception. Repair work was carried out at roof level, with either a new top hat cowl installed or slates replaced to ensure the old flue opening was fully weatherproofed. 

All walls and the ceiling were then plastered throughout — a full skim to create the smooth, consistent finish that a kitchen of this specification demands. 

 

The Infrastructure

With the space prepared, the structural and service work began. New drainage was brought to the island location to accommodate the sink, which sits at the centre of the room rather than against a perimeter wall. New hot and cold water feeds were installed to serve it. A vent for the hob was also fitted at this stage.

On the electrical side, a new ring main was installed for the kitchen. A dedicated power supply was run to the island to serve sockets, a separate supply was provided for the vented hob, and ceiling spotlights were installed throughout. Light switches were replaced and relocated to suit the new layout. A power supply was also provided for an electric tall radiator, ensuring the room is properly heated independently of the wider central heating system.

The Kitchen

The cabinetry is HPP Moderna in Super Matt Sage Green, with carcasses in Egger Sage. The Moderna range has a clean, handleless aesthetic that suits both contemporary and transitional interiors. Super Matt finishes absorb light rather than reflecting it, giving the room a depth and quietness that gloss or semi-gloss cabinetry cannot replicate. The sage green sits comfortably in a space that has natural light and timber flooring underfoot.

The layout includes a tall fridge housing, a tall oven housing, a larder unit with pull-out storage, and internal wine rack and shelving. Storage has been thought through properly here: the larder pull-out makes use of the full depth of the unit, and the wine rack and open shelving bring a degree of display into what is otherwise a clean, closed-fronted kitchen.
